This is a housing project where the minimum must give the maximum. It is located in the traditional and familiar neighborhood of Es Vivero, in Palma. The surrounding houses are popular, with one or two floors, and often built with simple load-bearing walls. These walls, of compacted earth taken from the site itself, were the simplest system of construction. It was used from the time of Islamic domination until the beginning of the 20th century. We want to resort to this constructive simplicity using current ceramic materials and a contemporary concept of the way to live.

The functional program is reduced, with two bedrooms and on one floor, divided into three parts. These three volumes are located within the lot in such a way that the voids without building become patios and gardens to enrich and expand the home. The day area is linked to the back patio and garden, with openings to the south protected by a wine tree where you can spend most of the year. The bedrooms face the central courtyard and ventilate on the street, and a smaller piece acts as a hinge collecting the access and services of the house.

The structure, based on parallel load-bearing walls, is ordered and modulated with the beams of the slabs and the openings. This rationality greatly facilitates the construction and gives a very calm final image. On the other hand, it is guaranteed that when the family grows, it can be expanded both horizontally and vertically and the potential of the site remains intact.

Raw materials such as bricks, concrete and wood give texture and tone, which the vegetation will shade over time. The openings intentionally allow multiple circulation throughout the floor, crossing rooms and courtyards. Blinds and and opposite openings guarantee good solar control and cross ventilation, so necessary in Mallorca’s climate.
